The plaza at a glance

A business address with its own centre of gravity

Plenty of new office buildings are a single tower or a standalone block. The Yards Plaza works differently. BEYOND has arranged four separate office blocks into one square composition and turned the space between them into a shared garden. Your office sits in one block, yet the courtyard, the podium terraces and the retail levels belong to the whole community of 272 offices.

The plaza sits inside The Yards, a 165,000 m² masterplan by BEYOND on Sheikh Mohammed Bin Zayed Road. The developer describes it as a place that brings work, wellbeing, landscape, retail and leisure together, with the city’s best-known landmarks a short drive away. Arancia Yards, another BEYOND project, shares the same masterplan.

Front elevation of The Yards Plaza: a long copper-finned office facade raised above a landscaped ground plane

One composition, built from four

A monolithic form on an open, walkable ground floor

From the road, The Yards Plaza reads as a single, strong mass: a long band of vertical copper fins lifted above the landscape. At ground level that solidity opens up. The developer describes the ground plane as open and permeable, meaning landscape, architecture and people can pass through freely rather than skirting a podium wall.

In practice, the arrival itself is landscaped: the renders show planting running beneath the office blocks. Shops and cafés sit at the base, and you reach the courtyard on foot from every side. Each of the four blocks keeps its own identity, while the shared spaces make the plaza feel like one address.

Landscape first

The garden is the organising idea, not the decoration

At The Yards Plaza the landscape belongs to the architecture itself. It shapes the setting and changes how a working day feels. There are three outdoor layers, each with its own job.

  1. Landscaped arrival with planting beneath the copper office blocks of The Yards Plaza

    A landscaped arrival

A sculpted landscape rises gradually around the buildings. It softens their scale and lays shaded paths and green pockets along the way in. The first thing you meet is planting and shade, not a podium wall.

  2. Central courtyard of The Yards Plaza with shaded seating, lush planting and café terraces between the four office blocks

    The courtyard

The four blocks face inwards onto one generous garden. Shaded seating, lush planting and pedestrian routes make it a place to stop, not just pass through: coffee before a meeting, a walk between calls, lunch outdoors.

  3. Planted podium terraces stepping down to the courtyard at The Yards Plaza

    Public terraces

Planted podium terraces carry the workplace outside, with comfortable seating and open-air corners for informal meetings, breakout sessions or a quiet call. Greenery is never more than a few steps from the desk.

Interiors

From lobby to office door, one continuous journey

Inside, the brief is light and legibility. Plenty of natural light and clear sightlines make the floors feel open, and the communal areas are laid out so people move easily and run into one another. Feature lighting, curated artwork and integrated wayfinding give each space its character. Beyond describes the route from lobby to office entrance as a single, seamless architectural experience.

The renders show a reception lobby, a planted atrium linking the office floors, an open communal workspace, an executive meeting room, a ground-floor café and business-centre lounges and work areas. The handover condition of individual offices, whether shell-and-core or fitted, is TBC.

Amenities

Built for the hours away from the desk

BEYOND sets out the amenity offer around movement, wellbeing and connection, for a workplace that also supports life beyond the desk.

  • Gym overlooking the lap pool at The Yards Plaza, Dubai

    Gym & lap pool

A dedicated gym and a lap pool sit inside the development, so a training session fits between the morning stand-up and the first client call rather than after a drive across town.

  • Padel courts within The Yards Plaza office development

    Padel courts

Courts reserved for padel turn a lunch break or an after-work match into something a team can do on site — useful for culture, useful for clients.

  • Landscaped podium terrace with outdoor seating at The Yards Plaza

    Podium terraces

Planted terraces on the podium give office and retail users fresh air within a few steps of the desk — somewhere to take a call, run a breakout or simply reset.

  • Shaded seating and planting in the central courtyard of The Yards Plaza

    The courtyard

Shaded seating, dense planting and walking routes fill the centre of the plan, making the courtyard the natural place to meet people from the other three blocks.

Retail & dining on G+2

A retail destination over the ground floor and two upper levels brings shops, cafés and restaurants into the same address as the offices. Coffee, client lunches and after-work dinners need no taxi. The tenant line-up has not been announced TBC.

Still to be confirmed

Parking allocation per office, building management and security arrangements, service charges and any further facilities have not been published yet TBC. Ask for these in writing before you reserve.

That suits teams who serve clients in several parts of the city, and companies that receive visitors flying in through DXB or DWC.

Buying at the plaza

Is an office at The Yards Plaza right for you?

A courtyard campus works differently from a high-rise. It suits some buyers better than others. Here is who it fits best, and the questions to settle before you commit.

  • Owner-occupiers

Firms that want their own premises with a garden, a gym and somewhere decent for lunch built in, so the office helps with hiring and keeping people.

  • Growing teams

With 272 offices across four blocks, there may be room to start in one unit and add space within the same address later. Whether adjoining units can be combined is TBC.

  • Investors

Buyers who want commercial exposure on Sheikh Mohammed Bin Zayed Road inside a branded masterplan. Pricing, likely returns and payment terms are not yet published, so wait for the official price list before relying on any figures.

Eight questions to ask before reserving

  1. The official price list and the size of each office type, in square feet and square metres
  2. The payment plan, with each instalment tied to a construction milestone
  3. Expected handover date and the condition at handover (shell-and-core or fitted)
  4. Parking allocation per office and visitor parking arrangements
  5. Estimated annual service charges and what they cover (landscape, courtyard, amenities)
  6. Who can use the gym, lap pool and padel courts, and whether there is any membership cost
  7. Permitted business activities and which authority will license companies operating from the building
  8. Whether offices can be combined, subdivided or leased out, and any restrictions in the sale contract

We will send the answers to these questions as soon as the sales documents are released.
